Most roof leaks in Metro Vancouver buildings do not start in the field of the roof. They start at the details, which is also where roof projects go wrong when they are treated as a commodity purchase.

Leaks at drains and penetrations

The details and transitions fail years before the membrane field does.

Ponding water

Standing water after 48 hours means drainage or slope needs correcting, not just patching.

Wet insulation

A membrane can look fine while the insulation below it is saturated. A moisture survey answers it objectively.

End-of-warranty membrane

An aging system near the end of its warranty deserves assessment before it becomes an emergency.

Before we quote

The roof is part of the envelope. We treat it that way

  1. Condition assessment
    The existing assembly, drainage, and every detail and tie-in, documented.
  2. Moisture survey
    Where wet insulation is suspected, we measure instead of assuming, because it changes the scope and the price.
  3. Above and below
    For plaza decks and parkades, access and reinstatement usually drive more cost than the membrane itself, so we assess both sides of it.

You get a scope that states what assembly is going on, why, and what the details will look like.

What our roofing work includes

Warranties: 5 year workmanship warranty against water ingress plus the membrane manufacturer’s system warranty, typically 10 to 20 years depending on assembly. We register the manufacturer warranty and hand the certificate over at close-out.

What to expect

Watertight every night

Work is sequenced so the building is watertight at the end of every day. Crane and hoist days are scheduled and noticed, and landscaping and parking below work areas are protected.

Repair or replace?

If the membrane has life left and the insulation is dry, targeted detail repairs are often the right money. A moisture survey answers the insulation question objectively, and we show you the results either way.

Can you overlay the existing roof?

Sometimes, where code, weight and moisture conditions allow. It saves tear-off cost but buries the old assembly. We price both paths when overlay is viable.

What warranty do we get?

5 year workmanship warranty against water ingress plus the manufacturer’s system warranty. We register it and deliver the certificate at close-out.

Do we need to close the parkade during membrane work?

Usually only in sections. Phased closures with a parking plan are part of our proposal on parkade projects.
