What we deliver

Projects that need one accountable contractor

Some projects do not fit neatly into a single trade. General contracting lives or dies on coordination, documentation and honesty about cost.

Report-driven repair scopes

Multi-trade scopes assembled from engineering and depreciation reports.

Common area renewals

Lobbies, corridors and amenity spaces renewed around daily building life.

Commercial improvements

Tenant improvements and repositioning work around operating businesses.

Insurance rebuilds

Restoration after water and fire events, documented for the claim.

How we deliver

Scope carefully, then keep our word

  1. Assumptions in writing
We scope carefully before we price and put the assumptions in the proposal, which is where most disputes are prevented.
  2. A named supervisor
Every project gets a named site supervisor and a communication schedule agreed at kickoff.
  3. Real cost reporting
Committed versus forecast, reported as we go, so nobody is surprised at the end.

We self-perform carpentry and structural wood repairs, exterior demolition, waterproof membrane installation, sealants, and cladding and window installation. Roofing, electrical, plumbing, scaffold access and specialty trades come from a vetted subcontractor bench we manage directly.

Common questions

General contracting FAQs

What size of project do you take on?

From 15K localized repairs to multi-phase renewals in the millions. If a scope is too small for us to serve well, we say so and point you somewhere suitable.

Do you work outside strata buildings?

Yes: commercial owners, property managers and institutional clients across Metro Vancouver.

Are you insured and registered with WorkSafeBC?

Yes. Certificates of insurance and a WorkSafeBC clearance letter are provided with every contract, and on request at proposal stage.

Who will actually be on site?

A named i3 site supervisor on every active project, plus the trades scheduled for that phase. You are never left dealing with an anonymous rotation.
