Scope of work

What owner-side PM includes

Fees: a fixed fee for a defined scope on most projects, or a fixed monthly fee for longer programs. We avoid percentage-of-construction-cost billing, because your project manager should have no financial interest in the project getting more expensive. Either way, the fee is stated in a short agreement before we start.

Can you manage a project where i3 Contracting is not the builder?

Yes, that is the normal case for this service. Where the council would like i3 to bid the construction as well, we step out of the PM role for that procurement and disclose the relationship in writing.

How do you charge?

Most engagements are a fixed fee for a defined scope, agreed in writing before we start; longer programs run as a fixed monthly fee. We do not bill as a percentage of construction cost, so our fee never grows because your project did. Work outside the agreed scope is quoted before it is performed.

When should a PM come on board?

Before procurement. The largest savings are made in how the work is packaged and bought.

Do you work with our existing consultant and property manager?

Yes. The PM role coordinates them; it does not replace them.
